Before comparing totals, identify what each contractor is proposing to build or repair. Ask for a clear description of the work, assumptions, materials, and limits. Differences in scope can make two prices difficult to compare.
Clarify what is included
Ask who is responsible for design, surveys, permitting coordination, removal, disposal, access, and restoration. Discuss any work around docks, boat lifts, utilities, and landscaping. Ask each contractor to identify exclusions in writing.
Discuss how changes are handled
Ask about the process for documenting a scope change and approving its price before work proceeds. Review proposed milestones, payment terms, schedule assumptions, and warranty language directly with the contractor and your advisers.
